  • Security deposit. Frequently several months of rent, held for the term.
  • Your time. Broker calls, contractor scheduling, permit questions, and furniture deliveries all come out of hours you were going to spend selling.

The Term Trap

Moving from a three year term to a seven year term often unlocks 50% to 100% more tenant improvement allowance, because the landlord amortizes the investment over more months of guaranteed revenue. The concession is real, and it is priced.

For a Boulder company that raised a round last quarter or added two people this year, a seven year forecast is a guess. Signing one to save on carpet is an expensive way to buy flooring.
