Rent per square foot is the number everyone compares. It is also the number that hides the most.
Boulder office vacancy reached 16.9% in the first quarter of 2026, with space listed around $33.93 per square foot. A small business owner reads that, does quick arithmetic on a 300 square foot office, gets roughly $850 a month, and concludes that a real lease is affordable.
The arithmetic is correct and the conclusion is usually wrong. Here is everything that sits between the quoted rate and the amount that leaves your account each month.
Landlords quote rentable area, which includes your share of lobbies, corridors, restrooms, and mechanical rooms. The load factor in a multi tenant Boulder building commonly runs 12% to 18%. A 300 square foot office is quoted and billed closer to 345.
