Pricing Breakdown
Everything included in the monthly price, everything that is not, and what the same thing costs if you build it yourself.
A private office at Intelligent Office Boulder starts at $550 a month. That is one number covering a list of things that usually arrive as separate bills, so it is worth unpacking what sits inside it before comparing it against a per square foot lease quote.
Here is the full inventory, followed by what the identical setup would cost you to assemble on your own in Boulder.
Nothing on that list is metered. You do not get a separate internet bill, a separate utility bill, or a cleaning invoice.
The Real Cost
A comparable small office in Boulder was listed at about $33.93 per square foot in early 2026. On a modest 200 square foot room that is roughly $565 a month in rent alone, before anything else is switched on.
Then you add business internet, electricity, a cleaning service, furniture, a security deposit, and whatever build out the space needs. Office improvements run $50 to $180 per square foot, and while a landlord may cover $30 to $100 of that in a soft market, the allowance is reimbursed after the work is finished and repaid through your base rent over the term.
The rent number and the total number are rarely within 40% of each other.
What Is Not Included
Live phone answering is a separate service. Our front desk team answers your business calls between 8 and 5 as an add on, and evening or weekend coverage is available as a paid extension rather than part of the base office price.
Meeting rooms are included in your access, but heavy use of the largest rooms may carry a charge depending on your plan. Ask what your allotment is before you assume.
Printing, mail forwarding beyond your plan, and specialty AV setups are billed as used. None of these are large, and all of them are worth confirming in writing.
This tier works best for a one or two person business that is in the office most days, handles work that should stay private, and occasionally brings a customer in. Consultants, solo attorneys, insurance agents, recruiters, and independent financial advisors are the most common fit in Boulder.
If you are in the office fewer than two days a week, a reserved desk at $300 or a day office at $35 an hour will serve you better. If you have three or more people, look at a team office instead, since the per person cost drops as the room gets bigger.

Bring us your current lease quote or coworking invoice and we will lay our number next to it, line by line, so you can compare the totals and not just the rent.
Our Boulder office sits at 4450 Arapahoe Avenue, Suite 100, at Arapahoe and Foothills, a few minutes east of Pearl Street with free and ample parking. When you rent a private office here, you get a furnished room with 24/7 access, a business address, a private locked mailbox, and meeting rooms you can book when you need them.
You also get a front desk team you can walk out and talk to. They greet your visitors, handle your mail, and answer your business calls between 8 and 5. Every one of them works in the building you work in, which means your customers reach a person who knows where you are and what you do.
