Nothing on that list is metered. You do not get a separate internet bill, a separate utility bill, or a cleaning invoice.
The Real Cost
A comparable small office in Boulder was listed at about $33.93 per square foot in early 2026. On a modest 200 square foot room that is roughly $565 a month in rent alone, before anything else is switched on.
Then you add business internet, electricity, a cleaning service, furniture, a security deposit, and whatever build out the space needs. What Is Not Included
